This home Designed for a local carpenter and his young family was built by the owner himself, Mr Tom Neville in association with NM-JE-Golding-Builders. As you’ll agree a beautiful display of craftsmanship and care has been taken throughout the build.
Maintaining a constant open line of communication between builder and designer is something that we love here at Focus Design Services, and enjoying that opportunity with Tom and his partner Jess stands as testament to that belief.
The home enjoys 4 Bed Rooms, 2 Bathrooms, a private Lounge Room, open plan Living with Kitchen, Laundry & Butler’s pantry all clustered around the central services core.
The spacious dining area opens out, via a large bi-folding door onto a semi covered large alfresco dining area. In addition to this the home provides internal access to a 2 car garage with a separate and aesthetically matching work shop.

Designing a home on a long narrow site is one thing, but designing on land "subject to inundation" (flood zone) is another.
This home illustrates that with good design there really are no limits.
The planning has been broken up into three distinct zones.
Zone 1, to the North is the main living zone, which includes the Lounge, Dining, Kitchen and Study spaces that all enjoy amazing water-front views of the spectacular Gippsland Lakes. These areas also feed out onto a private semi covered deck which is screened from the prevailing SW winds.
Zone 2, the master suit is accessed via a fully glazed link from the living zone. This glazed light well not only provides necessary solar access and ventilation centrally to the home, it also offers a visual break along your journey through the space. Either side of this link we've provided private outdoor space that is also accessible from the master bedroom for morning coffee's, reflection and entertaining, and once again provides ample solar access and connection to outside from the master bedroom.
The zoning is all controlled via cavity sliders that ensure that the home can be shut down as required, sparing resources and reducing life cycle running costs of the home. The bedroom and ensuit although on either side of the main hallway open up to create one large open space. By incorporating the two spaces as one optimised the usable floor area.
Designed for a retiring couple with extended family the rear zone, Zone 3; the visitors zone, incorporates the remaining two bedrooms, second bathroom, separate toilet, sunroom / hobby space and laundry. This zone will primarily be utilized for entertaining visitors.
Energy Efficiency Characteristics:
The zones are all controllable via cavity sliding doors allowing the home to be heated and cooled efficiently. Highlight windows are also openable allowing high level heat that will accumulate in summer to be naturally purged. Ceiling fans are also provided to assist this and will also propel the rising heat back down provided by the varying heating systems situated throughout the home in the winter months.
These design elements over the life cycle of the home will greatly reduce the buildings carbon footprint and its life cycle running costs.
Designed for a local well respected builder, "D.B. Costigan Constructions" this renovated fibro beach shack originally used for family vacations and holidays has been fully transformed into the spacious contemporary 3 bedroom home you see now.
Utilising almost 90% of the old fibro dwelling we have seamlessly tied in the old with the new. Offering abundant natural light and air ventilation the now north facing living, kitchen and dining areas, all access the outdoor entertaining spaces situated at both ends of the site (East to West).
A relatively small footprint this home packs a punch with its space planning and internal volumes, providing the look and feel of a much larger home that provides all the high end creature comforts needed to live comfortably in our busy day to day lives.
This home stands as testament to good design and a builder that understands the importance of staying true to the vision. By working in closely, Builder and Designer can easily exceed client expectation also resulting in a positive long term financial reward on investment.
